Helical Pile Foundation Support for New Service Center & Two-Story Parking Garage

Precision Engineered Deep Foundations for a Luxury Automotive Facility

What Drove the Need for Helical Piles at Mercedes-Benz West Palm Beach?

The expansion of Mercedes-Benz of West Palm Beach, located along the busy Okeechobee corridor, included a new 31,122-square-foot service center and car wash facility, along with a 26,612-square-foot, two-story parking garage.
With soft, variable soils and a high water table characteristic of Palm Beach County, the project required a foundation solution that could deliver reliable load capacity and minimize settlement risks for the large structure.

To meet these demands, AutoBuilders General Contracting Services, Inc. selected Coastal Foundation Solutions to design and install a helical pile system providing deep, stable foundation support before slab construction began.

Project Details:

  • Client: AutoBuilders General Contracting Services, Inc.
  • Location: Mercedes-Benz of West Palm Beach, FL
  • Project Type: Helical Pile Installation for Service Center & Parking Garage
  • Scope: 200 Helical Piles Installed
  • Completion: December 2024
  • Engineer of Record: Coastal Foundation Solutions

Why Helical Piles Were the Optimal Choice for This Project

What Foundation Challenges Existed on Site?

A soil report prepared by Ardaman & Associates, Inc. (April 2020) revealed loose, fine sands overlaying dense strata at 45–55 feet below grade — typical for the coastal Palm Beach area. These conditions posed potential settlement issues under heavy loads from the concrete garage and service structure.

Helical piles were chosen for several key reasons:

  • High load capacity in variable soils
  • Immediate structural support without curing delay
  • Rapid installation for tight construction schedules
  • Minimal vibration, protecting nearby buildings and active operations

How Were the Helical Piles Designed and Tested Prior to Installation?

Before full-scale production, two test piles were installed on-site to verify soil performance and confirm torque correlations.
Testing confirmed the design assumptions, achieving required torque at anticipated depths, validating both soil profile and pile selection.

Pile System Specifications:

  • Type: SS200 Helical Piles (10”-12”-14” triple-helix)
  • Extensions: SS200 10’ sections
  • Material: Hot-dip galvanized steel
  • Depth: 50 feet average embedment
  • Design Capacity: 130 Kips (Ultimate)
  • Termination: 12” x 12” x 1” steel plate cap

These results gave the general contractor confidence in proceeding with full-scale installation and ensured compliance with engineering requirements.

How Did Coastal Foundation Solutions Execute the Installation?

The Coastal Foundation Solutions crew mobilized quickly following the successful test phase.
Pile materials were sourced from Earth Contact Products and delivered to the dealership site in late November 2021.

Step 1: Site Preparation
The dealership remained operational during installation. Work zones were planned strategically to maintain customer access and parking availability.

Step 2: Pile Installation

Installation began on December 6, 2021, using compact hydraulic drive heads for efficiency and torque precision. Despite frequent rain delays and wet site conditions, crews worked continuously to maintain progress.

Step 3: Real-Time Torque Monitoring
A key innovation on this project was the use of digital torque monitoring technology. The pile monitor from Universal Engineering was able to view real-time torque data remotely, even while taking shelter from heavy rain, ensuring uninterrupted quality control throughout the process.

Step 4: Load Verification and Completion
Each pile achieved target installation torque correlating to the 130-kip capacity. To ensure uniform performance, seven additional piles were installed to replace those that did not reach adequate torque levels.

How Did the Helical Pile System Improve the Foundation Design?

By anchoring into dense sand strata at approximately 50 feet, the helical system provided a stable, settlement-resistant foundation capable of supporting heavy structural and live loads from both the garage and service building.

Performance Outcomes:

  • Total Installed Piles:  = 304 helical piles
  • Total Installation Duration: 14 working days
  • Crew Size: 3 installers
  • Average Depth: 50 feet
  • Ultimate Capacity: 130 kips
  • Pile Material: SS200, galvanized steel for corrosion protection

This performance exceeded design expectations and met the demanding schedule for AutoBuilders’ construction timeline.

What Challenges Did the Team Overcome During Installation?

  1. Unfavorable Weather Conditions
The project endured multiple rain delays, complicating torque monitoring and site access. However, the use of digital torque tracking apps enabled the engineering monitor to continue verifying installations remotely.
  2. Active Dealership Operations
Work was coordinated to minimize disruption to dealership operations. Staging areas were rotated daily, allowing business continuity throughout the project.
  3. Variable Soil Layers
Pile installation encountered shifting layers of sand and silt. Adjustments were made in real time to ensure target torque and depth were achieved for all piles.

What Results Did the Mercedes-Benz Foundation Project Deliver?

The completed helical pile foundation system provided a high-capacity, long-term solution for both buildings, ensuring uniform settlement performance across the site.

Final Results:

  • Installation completed ahead of schedule despite weather delays
  • Verified torque and capacity on every pile using digital instrumentation
  • Achieved 130-kip ultimate capacity per pile
  • Provided a durable, low-maintenance foundation suitable for heavy automotive service use

Client Feedback: What the General Contractor Had to Say

Frequently Asked Questions: Helical Piles for Commercial Construction in Florida

What makes helical piles ideal for automotive facilities?

Their high compression capacity and non-vibratory installation make them ideal for supporting large concrete slabs and parking structures without disturbing operations.

Depths range from 40–60 feet, depending on soil density and target torque resistance.

Yes — torque monitoring provides real-time verification, and proof load testing confirms ultimate capacity.
A skilled crew can install 10–20 piles per day, allowing a 200-pile system to be completed in roughly two weeks.

In Florida’s soil and groundwater conditions, service life exceeds 75 years with minimal maintenance.
