The expansion of Mercedes-Benz of West Palm Beach, located along the busy Okeechobee corridor, included a new 31,122-square-foot service center and car wash facility, along with a 26,612-square-foot, two-story parking garage. With soft, variable soils and a high water table characteristic of Palm Beach County, the project required a foundation solution that could deliver reliable load capacity and minimize settlement risks for the large structure.
To meet these demands, AutoBuilders General Contracting Services, Inc. selected Coastal Foundation Solutions to design and install a helical pile system providing deep, stable foundation support before slab construction began.

What Foundation Challenges Existed on Site?
A soil report prepared by Ardaman & Associates, Inc. (April 2020) revealed loose, fine sands overlaying dense strata at 45–55 feet below grade — typical for the coastal Palm Beach area. These conditions posed potential settlement issues under heavy loads from the concrete garage and service structure.

Before full-scale production, two test piles were installed on-site to verify soil performance and confirm torque correlations. Testing confirmed the design assumptions, achieving required torque at anticipated depths, validating both soil profile and pile selection.

The Coastal Foundation Solutions crew mobilized quickly following the successful test phase. Pile materials were sourced from Earth Contact Products and delivered to the dealership site in late November 2021.
Step 1: Site Preparation
The dealership remained operational during installation. Work zones were planned strategically to maintain customer access and parking availability.
Step 2: Pile Installation
Installation began on December 6, 2021, using compact hydraulic drive heads for efficiency and torque precision. Despite frequent rain delays and wet site conditions, crews worked continuously to maintain progress.
Step 3: Real-Time Torque Monitoring
A key innovation on this project was the use of digital torque monitoring technology. The pile monitor from Universal Engineering was able to view real-time torque data remotely, even while taking shelter from heavy rain, ensuring uninterrupted quality control throughout the process.
Step 4: Load Verification and Completion
Each pile achieved target installation torque correlating to the 130-kip capacity. To ensure uniform performance, seven additional piles were installed to replace those that did not reach adequate torque levels.
By anchoring into dense sand strata at approximately 50 feet, the helical system provided a stable, settlement-resistant foundation capable of supporting heavy structural and live loads from both the garage and service building.
