Brickell Helical Pile Installation: A Case Study in Precision & Coastal Resilience

Introduction — Answer First

Coastal Foundation Solutions was contracted to underpin the entryway of a highend mixeduse development in Brickell, Miami, using helical piling as the deep foundation solution. In this article, we walk through the challenges, solutions, and outcomes—and explain why this kind of expertise matters for seawall repair and coastal structural work in Southwest Florida.

Challenges in an Urban Coastal Environment

Working in Brickell’s dense, utility-heavy, and coastal environment presented multiple constraints:

  • Underground utilities (some unmarked), especially high-voltage lines, discovered midproject
  • Limited space for heavy machinery, tight staging areas
  • A compressed timeline tied to the overall mixeduse development schedule
  • Heavy structural loads required for the entry gateway
  • Coastal conditions: high water table, corrosion risk, proximity to saltwater

These elements demanded a solution that minimized vibration, excavation, and site disruption while delivering robust vertical and lateral capacity.

Why Underpinning Helical Piles Were the Ideal Choice

Helical piles (also called screw piles) are often preferred in constrained and urban coastal zones because:

  • Minimal vibration / disturbance — avoids adverse impact to adjacent structures
  • Speed of installation — torque-driven advancement rather than full excavation
  • Adaptability around utilities — they can be realigned once utilities are mapped
  • Reliable load capacity — suitable for both vertical and lateral demands
  • Corrosion protection — galvanized finishes help resist saltwater corrosion

Because of these advantages, our team selected helical piles to safeguard the integrity of nearby structures and stay on schedule.

Discovery & Revised Plan: Utility Conflict Resolution

When the crew first mobilized, they uncovered that planned pile locations overlaid unmarked high-voltage lines. To maintain safety and schedule, we paused work and conducted exploratory digging to depths of 3 to 4 feet. This allowed mapping of the utility runs and repositioning of piles without major disruption.

After confirming utility locations, we redefined the pile layout to avoid conflicts, then resumed installation, ensuring safe clearances and regulatory compliance.

Step-by-Step Helical Pile Installation Process

Here is how we carried out the installation of seventeen (17) helical piles:

  • Mobilization & site prep — delivered torque motors, extensions, pile shafts; safety perimeter established
  • Utility mapping — exploratory trenches to confirm electrical line positions
  • Excavate/Expose Footer — expose the footer and chip concrete to accurately fit the underpin bracket to side of footer.
  • Lead section installation — RS2875.217 lead (10” × 12” × 14”, 84″ L galvanized) to initiate soil penetration
  • Pile extensions — successive 84″ extension segments to reach target depth
  • Torque monitoring — monitored torque to gauge soil strata and confirm load capacity
  • Galvanized Underpinning Bracket— installed to stabilize the structure and secure the pile integrity
  • Final inspection & load confirmation — verified torque, alignment, vertical and lateral capacity

Underpinning Helical Piles were installed to depths between 25 and 28 feet, fulfilling the required load demands for the entryway foundation.

Results & Impact

  • Installation completed within the revised schedule (minimal delay)
  • Piles achieved design torque and load targets
  • Galvanized terminations add long-term durability in a saltwater-adjacent environment
  • The entryway now rests on a stable, resilient foundation suited for both vertical and lateral loads

This success underscores the value of combining technical rigor with responsive problem-solving—qualities we bring to every seawall repair and foundation project in Southwest Florida.

Professional Answers About Helical Pile Foundations and Coastal Construction in Miami, Florida

Why choose helical piles over traditional deep foundations or seawall anchors?
Helical piles impart minimal vibration, require less excavation, adapt well around utilities, and install rapidly. These benefits are especially useful in coastal and urban zones.

We use galvanized steel components and apply protective termination caps. In especially aggressive environments, we may also use additional coatings or sacrificial anodes.

Yes. Helical piles can stabilize seawalls, underpin revetments, support tiebacks, and reinforce bulkheads by providing deep anchorage into stable strata. SawallSavers.com

We always plan exploratory investigation zones, but when unmarked utilities emerge, we pause, map precisely, reposition elements, and communicate changes to stakeholders, minimizing delay.

It depends on soil conditions and torque achieved, but properly sized and installed piles in Florida coastal soils often support hundreds to thousands of kips. Load tests and torque monitoring verify performance.
