Project Overview
Location: Bokeelia, Bonita Springs, Florida — Waterfront Residential Area
Project Type: Foundation Underpinning & Seawall Structural Repair
Client: Homeowner of Coastal Property
Completion Date: July 2024
Analysis
Bokeelia, a scenic neighborhood near Bonita Springs along Florida’s Gulf Coast, suffered heavy foundation damage following Hurricane Ian’s devastation in 2022. Extensive soil washout and seawall deterioration left many waterfront homes vulnerable—this particular property showed foundation sliding coupled with a failing seawall, posing imminent structural risks.
Coastal Foundation Solutions partnered with the homeowner’s engineering team to evaluate the situation. Given Bokeelia’s salty coastal conditions, delicate shoreline environment, and unstable soils, a dual approach was necessary: underpinning to stabilize the foundation and seawall repair to restore shoreline integrity.
Solution
After mobilizing onsite, our team installed 4 underpinning piles with seven extensions, targeting deep, stable soil strata. Torque capacities were closely monitored to ensure structural integrity, all accomplished without disturbing adjacent properties.
Next, we addressed seawall vulnerability. A marine erosion guard system was deployed: one-foot-wide vinyl sheets applied over panel joints, sunk 12 inches below the mudline and reaching one foot beneath the wall cap—preventing erosion and sinkhole formation. We also installed five seawall filters designed to relieve hydrostatic pressure behind the wall, dramatically reducing soil loss and structural stress.
Environmental safeguards were strictly enforced throughout the project to preserve the sensitive coastal habitat in Bokeelia.
Results
The underpinning system successfully halted foundation movement, providing long-lasting structural support. The marine erosion guard and filters reinforced seawall resilience, safeguarding both property and shoreline.
The homeowner applauded Coastal Foundation Solutions for the seamless, efficient execution and long-term reliability of the repairs. Using galvanized steel and environmentally-conscious materials, the project now stands resilient against future storm risks—setting a model for coastal restoration across the Bokeelia and Bonita Springs area.

Frequently Asked Questions (FAQ)
Q1: Why is underpinning needed for coastal homes like in Bokeelia?
Underpinning strengthens structures by anchoring them into stable soil layers—essential where erosion or flood-induced soil movement has compromised shallow foundations.
Q2: How do marine erosion guards protect seawalls?
These vinyl sheets seal panel seams beneath the waterline, preventing soil loss and sinkhole formation along seawall joints—common in areas impacted by storm surge and tidal shifts.
Q3: Why include seawall filters?
Filters relieve hydrostatic pressure behind the wall, drastically reducing stress and soil displacement that can undermine seawall strength over time.
