Project Overview
Coastal Foundation Solutions was recently contracted to provide foundation stabilization for a beachfront residence located along prestigious Gulf Shore Boulevard in Naples, Florida. This project presented a complex set of challenges due to poor soil conditions and proximity to groundwater. Originally scoped for 12 helical piles, the job evolved as on-site conditions revealed unexpected refusal issues that required a dynamic response from our experienced team.
Site Analysis & Challenges
Beachfront and coastal regions such as Naples are prone to unpredictable soil strata, including sand, clay, and limestone. The high water table in this region also contributes to soil instability, making structural reinforcement essential for new or existing foundations.
Our initial contract included the installation of 12 helical piles, but during installation, 5 piles encountered refusal â a situation where the pile continues spinning without penetrating the ground. This issue typically occurs when encountering hard rock or dense material layers that exceed the torque capacity of the equipment. In this instance, refusal was encountered just above the bedrock layer, indicating a transition between soil and dense lime rock.
What Is Helical Pile Refusal (Spin-Out)?
When a helical pile spins but no longer progresses into the ground, itâs considered in refusal. This means that the soil’s resistance to penetration exceeds the force applied by the helical plate and the excavator’s downward pressure.
Once a helical pile encounters refusal, it becomes difficult to accurately measure installation torque, which normally correlates with load capacity. Without this torque data, assumptions must be made based on structural limits and the strength of the lowest helix plate. To compensate, helper piles are often installed nearby to share the load and ensure structural reliability.
Project Execution
Despite the refusal issue, our team acted quickly and efficiently. Working closely with the Engineer of Record (E.O.R.), we installed 5 additional âhelperâ piles approximately 36 inches away from the refusal piles. This spacing allowed both piles to work together structurally without compromising the load-bearing capacity.
